The most effective approach is physically inspecting properties which we do for each and every property we assess for our clients. While a real estate agent may offer to bid at auction for free, quite often this means you will be on the phone with them during the auction and you wouldn’t obviously share you budget with them prior to bidding (out of fear they would push you to spend the maximum amount). We're not saying they would do this, but it would be in the back of your mind.

When engaging a buyer’s agent you are the only client we represent, we can share with you reports and help complete due diligence prior to bidding. Then prior to the auction we collaborate with you on your budget and the strategy to provide the best outcome. Removing the emotion from a highly emotional scenario.
